Living in Aberdeen

Ask a planner and there is no such neighbourhood as Aberdeen. Ask anyone who lives in west Hamilton and they will point you to it: the streets around Aberdeen Avenue at the foot of the escarpment, roughly between Dundurn Street South and James Street South. Officially the houses belong to Kirkendall or Durand depending on the block, but the name has stuck for good reason. This strip under the brow has its own feel, and buyers ask for it by name.

It is quiet, leafy, and a little grander than the streets north of it, with the escarpment right behind the back fences. The Dundurn Stairs climb 186 metres of steps from the south end of Dundurn Street, and the Chedoke Radial Trail runs about 3.3 kilometres west from the same spot along the base of the escarpment, part of it on the Bruce Trail. Locke Street starts a block off the corridor, so dinner is a walk.

What makes Aberdeen distinct

The houses are the same era and the same brick as Durand and Kirkendall, built between about 1840 and 1953. The City's heritage register lists 65 properties with an Aberdeen Avenue address, though only three are formally designated. The rest are registered or inventoried, which is a much lighter touch. One difference from Durand worth knowing: the two nearest Heritage Conservation Districts, Durand-Markland and MacNab-Charles, both sit east of here inside Durand. Nothing on the Kirkendall side is covered by one.

What homes cost in Aberdeen

Because Aberdeen is not a board district or a City neighbourhood, so there is no published price for it. The stat band above is Hamilton Centre, which blends condos, semis, and houses across the whole lower city and runs well under what a house here sells for.

Our own sales are the better guide. In our Durand guide we note that the streets right under the brow carry a 10 to 15 per cent premium, and this corridor is the escarpment edge of both neighbourhoods. The same guide puts the equivalent Kirkendall house roughly 10 to 20 per cent below Durand. Our Locke Street guide puts well kept heritage homes in that pocket at about $700,000 to $1.3 million, and the ones needing cosmetic work at $550,000 to $750,000. For a real number on a specific house, we pull the comparables.

What to watch for

Aberdeen Avenue itself is a working road. West of Queen it is busy and feeds the 403. East of Queen it settles into a quiet residential street. A house facing the avenue between Dundurn and Queen and a house one street over are two different purchases, and the price should reflect it.

The houses are the same century homes as Durand and Kirkendall, full of character and, in the ones that have not been redone, in need of the same work. Only three of the 65 homes on the avenue in the City's heritage register are formally designated, so check the status of the specific house before you plan anything.

Schools

Two publicly funded schools sit right on the corridor's streets. Earl Kitchener Elementary at 300 Dundurn Street South is an HWDSB JK to 5 school with about 540 students on the Ministry's 2024-2025 figures, and St. Joseph Catholic Elementary at 270 Locke Street South is an HWCDSB JK to 8 school with about 445. Catchments change, so confirm any address with HWDSB's Find My School tool and HWCDSB's School Locator before you buy. This is Hamilton Centre territory, and our Hamilton Centre schools guide covers the rankings and the boundaries.

Getting around

The Highway 403 interchange is right at the west end of the avenue, about 850 metres from Dundurn, which is the single biggest reason commuters like this corridor. The Route 06 Aberdeen bus runs along most of the avenue from the 403 ramps east to Hess Street, and the Route 07 Locke crosses it at Dundurn. Hamilton GO Centre at 36 Hunter Street East is about 1.2 kilometres away, with the peak trains to Union at roughly 70 to 80 minutes, and a GO bus outside the peak.

Shopping, dining, and amenities

Locke Street South ends at Aberdeen Avenue, and the shops and restaurants start about a block north of the corner. We cover the strip in our Locke Street guide. Dundurn Street South at the west end handles more of the practical errands, as we note in our Kirkendall guide.

Frequently asked questions

Is Aberdeen an official Hamilton neighbourhood?

No. It is the local name for the streets around Aberdeen Avenue between roughly Dundurn Street South and James Street South. On the City's map those houses belong to Durand or Kirkendall.

Aberdeen vs Kirkendall vs Durand: what is the difference?

Durand has the mansions and the deepest condo inventory. Kirkendall is more evenly residential and, from our own sales, roughly 10 to 20 per cent cheaper for the equivalent house. Aberdeen is where the two meet the escarpment, and it carries the under-the-brow premium of both.

How busy is Aberdeen Avenue?

Busy between Dundurn and Queen, where it feeds the 403. Quiet east of Queen, where it becomes a residential street. Which side of Queen a house sits on matters.

What should a buyer check on an older house here?

Two things beyond the usual inspection. Whether the property is on the City's heritage register and under which status, and parking, because the lots here are the same 19th century layouts we describe in the Durand and Kirkendall guides.
