Benchmark prices for a typical home
The MLS Home Price Index benchmark tracks the price of a typical home of each type, so it moves with the market rather than with the mix of what happened to sell that month. TRREB publishes these year-over-year changes directly. Single family attached covers semi-detached and attached homes.
| Home Type | Benchmark Price | Change, Year Over Year |
|---|---|---|
| Composite, all types | $1,128,800 | ↓ 3.0% |
| Single family detached | $1,573,000 | ↓ 3.0% |
| Single family attached | $981,200 | ↓ 5.4% |
| Townhouse | $700,000 | ↓ 8.4% |
| Apartment | $552,100 | ↓ 6.2% |

Oakville and Halton figures are from the municipal summary tables; MLS HPI benchmark figures are from the Market Watch home price index tables. Where TRREB does not publish a municipal year-over-year change, the change is computed from the September 2025 Market Watch. Hamilton and Burlington pages on this site use the Hamilton board data, a separate board, so figures are not directly comparable across the two.
