Instant Estimate · Burlington and Oakville · September 2026 TRREB Data
What is my property worth?
Answer four questions and get an instant estimate range for a Burlington or Oakville home, built from TRREB's September 2026 sales, not a black-box national algorithm. Hamilton homes do not get an instant number: the Hamilton board does not publish prices by home type for its districts, so Chris prepares Hamilton valuations by hand. Either way, if you want the real number, Chris will prepare a full comparative market analysis from the sales on and around your street. Both are free.
Please answer all four questions.
This is an area-level model, not an appraisal. Lot size, renovation quality, parking, and the exact street all move real value by six figures. The number that matters comes from comparables on your block.

A full comparative market analysis prepared personally by Chris Ouzas: recent sales on and around your street, where your property sits in today’s market, and a pricing strategy whether you sell this year or in five. No obligation, no pressure to list.
How the Estimate Works
For Burlington and Oakville the model starts from the median and average sale price for your property type in TRREB's September 2026 report, then adjusts for bedroom count and condition using factors calibrated to resale patterns across the GTA. A home type with fewer than eight September sales gets a wider range, and one with fewer than three falls back to GTA-wide figures. Hamilton has no instant number: the Hamilton board does not publish prices by home type for its districts, so Chris prepares Hamilton valuations by hand. Every input number comes from TRREB Market Watch, the board record of actual MLS® sales, and the data refreshes monthly.
The model cannot see your lot, your renovation, your parking, or your street. Those are exactly the things a comparative market analysis prices in, and why the free CMA above is the number to act on.
Common Questions About Property Value
A property is worth what buyers have recently paid for comparable homes on and around its street. Around here that means the last 60 to 90 days of MLS® sales for homes of similar type, size, and condition. The estimator above reads TRREB's September 2026 sales for Burlington and Oakville; a comparative market analysis narrows the number to your street.
How do I find out what my house is worth?
For a Burlington or Oakville home, answer the four questions above for an instant range built from September 2026 TRREB sales. Then request the free comparative market analysis and Chris will price your home from actual sales on and around your street. For a Hamilton home there is no instant number: go straight to that request.
How accurate are online home value estimates?
This tool gives a range of 8 per cent either side of its estimate, or 13 per cent where fewer than eight homes of that type sold in the month. They cannot see your renovation, your lot, or your parking, and those move real value by six figures. Treat any instant number as a starting point and confirm it with a street level analysis.
Is the valuation really free?
Yes. Both the instant estimate and the full comparative market analysis are free, with no obligation and no pressure to list.
Does requesting a valuation mean I have to sell?
No. Most owners simply want to know where they stand. Many request a valuation years before a move to time the market, plan an estate, or refinance with confidence.
What makes a property worth more or less?
Recent nearby sales set the baseline. From there the biggest movers are condition and renovation quality, lot size and frontage, parking, and the specific street. Two houses one block apart routinely sell six figures apart.
