Living on the West Mountain

"West Mountain" is what people call it, not what the City calls it. On the official map the same ground is a couple of dozen small named neighbourhoods, from Fessenden, Mountview, and the Westcliffes up at the brow down through Gurnett, Falkirk, Carpenter, and Kennedy on either side of the Linc. Nobody who lives here uses those names. They say West Mountain, and they mean the western end of the plateau, roughly from Scenic Drive at the brow south past Mohawk College and across the Lincoln Alexander Parkway, in Wards 14 and 8.

It is the quieter, greener end of the Mountain, and the one with the shortest run to Highway 403. Streets near the brow are the postwar bungalows and one and a half storeys the Mountain was built on, on established lots with big trees. South of the Linc the houses are newer and the lots tighter, and the whole thing is knitted together by a grid of arterials and plazas like the rest of the plateau.

What makes the West Mountain distinct

Mohawk College is the anchor. The Fennell Campus sits at 135 Fennell Avenue West, right at the edge of the escarpment, and its terminal is the transit hub for this end of the Mountain, with the 20, 21, 33, and 35 buses running through it. The college keeps rental demand steady on the streets around it, which matters if you are buying a house with a basement apartment, and it is something to be aware of if you are not.

The escarpment edge is the other thing. The Chedoke Radial Trail runs along the old Brantford and Hamilton Electric Railway line, starting at Hillcrest Avenue in the lower city and climbing 2.7 kilometres southwest across the Chedoke Golf Course to Scenic Drive, with a trail entrance at Upper Paradise Road. It is part of the Bruce Trail, and it is one of the nicest ways up or down the hill in the city. Below the brow, the Chedoke golf course is 124 hectares of open space.

And there is the highway. The Linc crosses the south end of the West Mountain and its west end is the 403 interchange, so a commuter heading west never touches the lower city.

What homes cost on the West Mountain

The Hamilton board counts the West Mountain inside its Hamilton Mountain district, which averaged $684,414 over the 12 months to September 2026, down 5 per cent from the year before, with 104 sales in September. Nothing is published for the West Mountain on its own.

The same numbers show the gap to the district next door: Ancaster averaged $1,083,338 over those 12 months. Within the West Mountain, the postwar houses near the brow and the newer ones south of the Linc do not sell at the same price, and neither number is published anywhere. Ask us and we will pull the sold data for the streets you are looking at.

What to watch for

The West Mountain is a driving neighbourhood, the same as the rest of the plateau, with plazas rather than a main street.

The houses near the brow are postwar, and the ones that have not been updated will need the usual work on wiring, plumbing, and insulation. If a house near the college has a basement apartment, or you plan to add one, check its licensing status with the City, because the rental licensing program is now permanent in Wards 1 and 8 and parts of Ward 14.

Schools

The published school scores here are better than most of the Mountain. Corpus Christi Catholic Elementary on Alderson Drive scored a perfect 10.0 in the Fraser Institute's 2025 report, and Regina Mundi Catholic Elementary on Mohawk Road West scored 6.8. For high school, St. Thomas More Catholic Secondary at 1045 Upper Paradise Road scored 6.1, and Sir Allan MacNab Secondary at 145 Magnolia Drive, with roughly 660 students, is the public option.

One thing to know before you shop by address. Westmount Secondary on Montcalm Drive scored 7.3 in the same report, but it has no catchment. Admission is by application from across the board, so no address gets a student in. Our Hamilton Mountain schools guide has the ratings and how to check a boundary. For the school attached to a specific address, use HWDSB's Find My School tool and HWCDSB's School Locator, and confirm with the board before you buy.

Getting around

The Linc is the big advantage. Its west end is the 403 interchange, so westbound commuters skip the lower city entirely.

Down the escarpment, the accesses on this side are James Mountain Road, which the City also calls the West 5th Access, and Beckett Drive, also known as the Queen Street hill. Both are on the HSR's Mountain Climber program, which has let cyclists ride the bus up or down any access for free since 2019.

The 33 Sanatorium, 34 Upper Paradise, 35 College, 41 Mohawk, 43 Stone Church, and 44 Rymal buses cross the West Mountain, and the Mohawk College terminal is the hub for the 20 A-Line Express, 21 Upper Kenilworth, 33, and 35. The 27 Upper James runs along the eastern edge rather than through it. There is no GO station up here.

Shopping, dining, and amenities

Everyday shopping is plazas along Mohawk Road West, Upper Paradise, Garth Street, and Rymal Road West, and the Upper James strip is covered in our Mountain guide.

Parks are the stronger amenity here. William Schwenger Park is 10.8 hectares, Mark Anthony Graham Memorial Olympic Park is 9, Captain Cornelius Park is 7.1, and Mountview and Buchanan Parks are smaller, plus Gourley, Gilkson, and Falkirk West parks and the Chedoke Twin Pad Arena. The Chedoke Radial Trail entrance at Scenic Drive and Upper Paradise puts a proper escarpment walk within reach of the brow streets.

Frequently asked questions

Where is the West Mountain?

The western end of Hamilton Mountain, above the escarpment. Roughly from Scenic Drive at the brow south past Mohawk College and across the Linc, in Wards 14 and 8.

West Mountain, Central Mountain or East Mountain?

Start with the highway you use. The West Mountain has the shortest run to the 403 by way of the Linc, the Central Mountain has the Upper James and Upper Wentworth shopping spine, and the East Mountain is closest to the Red Hill. All three are in the same board district, so the published numbers do not separate them.

West Mountain or Ancaster?

Budget usually decides. For the 12 months to September 2026 the board has Ancaster at $1,083,338 against $684,414 for the Mountain district. The West Mountain gives you the same 403 access for a district average roughly $400,000 lower, on a more suburban street.

Should the rental licensing program change how I buy here?

It should change what you check. If a house has a second unit, or you plan to add one, the City's licensing rules apply in Wards 1, 8, and parts of 14. Confirm the unit's status with the City, not the listing.
