How to read this market

Burlington sold 146 homes in September, down 14.1 per cent from September 2025. Through September the year stands at 1,561 sales, 0.8 per cent below the same nine months of 2025. Listings pulled back even harder than sales did. New listings fell 18.1 per cent and there are 15.8 per cent fewer homes for sale than a year ago.

The split by property type is the thing to watch. Houses are at 3.1 months of supply and 26 days on market, under the 4 to 6 months the industry calls balanced, and the median house price is up 1.8 per cent from last September. Townhouses, semis, and condos sit at 4.1 months of supply and 42 days on market, with the median down 8.2 per cent. If you are selling a house, your market is tighter than the headline suggests. If you are buying a condo or townhouse, you have choice and you have time.

Sellers across the market got 96.9 per cent of their asking price on average in September, against 97.5 per cent a year ago. Price to the market and you still sell close to asking.
